To figure out if it I will get positive cash flow on it? Obviously I figure out what my payments would be, taxes, etc and what I could realistically get for rent, but what about vacancy rate? Do I assume 5% a year? What amount do I use to calculate annual upkeep and repair costs? Do I assume it will be a certain percentage of the cost of the unit? Is there a widely used formula for calculating these things? I am looking at one unit only, not a multi unit building.

As I grow older, I find that I am getting a little better about not caring what the world thinks of me. My goal as a person and a human being is to develop an attitude that is healthy and strong. I don’t want to care what people think about me. Let me clarify that statement: I DO care what my loved ones think. I do care what my friends think. But I do not want to dwell upon anything negative that outsiders may think about me. On the other hand, if it so happens that other people have positive things to say about me, then I want to embrace those ideas. I just want to dismiss negative ideas, and not allow them to penetrate my shield. A friend and I were discussing this topic a while back. It seems that in order to truly not care at all, that one must become a sociopath. Is this a true statement? How can I not care what people think about me? Is there a healthy way to do it, without becoming a monster?

    • My natural hair color is medium brown. Last year, I went to my hair dresser and colored it red for a drastic change. Since then, I’ve used color out of a box and I’ve been back to my stylist once. I am trying to get it back to brown, but every color that I use or my stylist uses goes back to red after a few weeks.I don’t want to keep coloring it every few weeks. She told me that the only way to get it back to its natural color is to bleach it and then color it. Is this the only way besides letting it grow and cutting it? My hair is pretty long and I don’t want to cut it and it looks really bad letting it grow on its own. Is the bleaching and coloring something I can do on my own or should I go to a stylist? Is there anything that will just take all of the color out and take it back to its natural color? Thanks.
